Source labels
Public-record lanes
California escrow activity can appear in more than one public-record lane. EscrowMap labels each listing with its source regime—the public dataset the record comes from, not a quality or endorsement signal.

DFPI
Independent escrow license record
Reviewed public map records: 998
This record appears in the DFPI escrow dataset.
EscrowMap does not approve, recommend, verify, insure, or rank this company.
DRE
Broker-controlled escrow context
Status: License universe held (private)
EscrowMap downloads DRE’s official CurrList licensee file (Broker/Corporation, California) for private review. A July 2026 Public Records Act response stated that RE 890 Escrow Activity Report contents—including filer names and filing dates—are exempt under Business and Professions Code section 10141.6(f). CurrList alone does not identify which brokers conduct broker-controlled escrow activity, so DRE records do not appear as public map pins from licensee-file inference.

This record is connected to a DRE broker-controlled escrow source.
This is not a DFPI independent escrow license record.
CDI
Title / underwritten title company context
Status: Under review
CDI referred EscrowMap to its public Company Search. That is enough to start private source review, but CDI records will not appear as map pins until source-linked entity or location records are gathered, interpreted, and reviewed.

This record is connected to a California insurance/title-company source.
This is not a DFPI independent escrow license record.
CDI on this site means the California Department of Insurance (the state insurance regulator). Some footers say “DOI” as informal shorthand for a state Department of Insurance; in California that agency is CDI—not a separate regulator from the CDI lane label.
Primary sources
CDI has provided a Company Search source link. That starts private source review; it does not make CDI records public map pins until entity or location rows are source-linked and reviewed.
Service categories. EscrowMap can support service lookup only after public office website claims are gathered, source-linked, and reviewed. Until then, service labels should stay out of public search so the site does not imply unverified endorsement or capability.
The map currently shows DFPI independent escrow license records with source links. EscrowMap holds the full DRE licensee file (CurrList) privately for review; DRE map pins are not published from licensee-file inference alone. CDI underwritten title / title-insurer rows are accounted privately until reviewed. Each lane stays separate—EscrowMap is not a universal escrow-company list.
