What this is

A public directory for active DFPI-licensed escrow offices in California.

Use it to look up a company, city, county, address, license number, and official DFPI record.

What we show

Public regulatory data only: company name, legal name, DBA, license number, regulator, license type, status, address, city, county, and DFPI source link.

What we don't show

Escrow Map does not publish personal cell phones, private directory data, EIC member status, relationship notes, or inferred personal contact details.

Company websites and main office phone numbers may be shown when sourced from a public regulator record or company-controlled public page.

How updates work

The map compares each week's DFPI snapshot to the prior week. Changes — new licenses, closures, relocations — appear on the Changes page after each comparison run.

Corrections

See something wrong? Submit a correction with a public source. We review every correction against the cited record before publishing.

Every correction is reviewed against that source before anything on the map changes. The map is public records, not marketing — your correction improves it for everyone.

A directory is not a guarantee: listing here means a DFPI license exists, not that an office is the right fit, available, or currently accepting new files.
